1. Initial consultation

An initial, no-obligation consultation allows us to fully understand and establish your objectives and optimum level of investment. Fairworld is happy to provide advice and answer any questions you may have. We then source and present you with potential properties based on your requirements and budget.

We have extensive contacts within the property industry and are able to source some excellent and interesting opportunities, many ‘off market’ and not available elsewhere. By carefully pre-selecting all properties before presenting them to you, we ensure your time is not wasted considering unsuitable properties.

2. Detailed analysis of your investment

Fairworld’s investment analysis provides you with a detailed cash-flow of the property you are considering purchasing so you can see how the property will perform financially before you make a commitment to purchase. We can produce an analysis tailored specifically for you which shows purchase costs, rental income, mortgage repayments, and on-going running costs including letting and management fees.

3. Overseeing the purchase.

Once you have decided on a property, we will help you to negotiate your purchase with the vendor. We will guide you through the whole purchase process and will deal with all general matters relating to the purchase on your behalf, liaising with the vendor,surveyors and lenders.

4. Completion & hand over.

We are able to ‘take delivery’ of your property on completion. We will carry out a comprehensive ‘pre-completion check’ to ensure the property has been completed as stated in the contract and ensure that any items negotiated within the purchase price, such as carpets or kitchen appliances, have indeed been supplied.

5. Furnishing.

6. Letting & Management.

Once legal completion has taken place, we can collect the keys on your behalf and can begin making arrangements for the letting of the property.
